What's Actually Open on Mariners' Mile Right Now, and What's Still Just a Sign

Drive west on Coast Highway past Bayside Drive some evening this week and the block looks like it changed overnight. New awnings go up. Paper stays taped inside a window for weeks. A patio gets a fresh coat of paint under work lights long after dark. If you've lived in Newport Beach long enough to remember when this stretch was mostly boat brokers and a few steady old dinner houses, the whole corridor can feel like it turned over all at once.

It didn't. What's happening on Mariners' Mile and across the bridge on Balboa Island right now is four separate timelines running at the same time, and mixing them up is the easiest way to plan a dinner around a restaurant that isn't open yet, or skip past one that's been quietly serving food since summer.

Already Serving Tonight

Start with what you can actually walk into. Kaiya Omakase + Bar opened inside Lido House back in July, a twelve seat sushi counter run by executive chef partner Riley Huddleston, who's better known around here for The Mayor's Table, the hotel's flagship restaurant. It's a small room by design, so it books up fast, but it's fully operational.

A few blocks down, the address at 800 W Coast Highway that sat dark after Pizzeria Mozza closed is now Nēsos, a Greek restaurant from Vasileos Kotsiovos, who also runs Louká in Beverly Hills. The concept was originally expected in early 2026, and by spring it was open and drawing regulars in for rustic, family-style Greek cooking rooted in recipes from southern Greece.

Cross the bridge to Balboa Island and the pace is different but the answer is the same: yes, you can eat there tonight. A Maine-inspired shack from Luke's Lobster is open on the island, serving lobster, crab, and shrimp rolls alongside New England clam chowder and Cape Cod potato chips. None of it replaces the island's standing classics. Sugar 'N Spice and Dad's Donut and Bakery Shop are still the places for a Balboa Bar or a frozen banana, and that hasn't changed. What's changed is that Marine Avenue picked up a second act next to the first one.

The one worth noting for a different reason is Jasper Coffee, currently in soft opening on Marine Avenue. That sounds small until you know the street. Marine Avenue rarely gets a new coffee tenant. Turnover on that particular block is slow enough that a new espresso counter is actual neighborhood news, not filler.

Landing This Month

One address on Mariners' Mile has an exact date attached to it, and it's the one generating the most text messages. Flecha Cantina, the Mexican concept co-owned by Mark Wahlberg with hospitality veteran Randy Sharpe, is set to open at 2800 West Coast Highway this September, taking over the former Whaler space. It already has locations in Huntington Beach, Las Vegas, and San Diego, so Newport isn't a first try at the format, it's an expansion into a market the brand has presumably been watching for a while. Expect the same handcrafted margaritas, tequila list, and steak-and-seafood menu the other locations run, dropped into a waterfront room with harbor views.

If your calendar has one new restaurant marked on it for this month, this is the one that's actually confirmed, not just rumored.

Still Behind Glass

Then there's the group that's generating the most conversation with the least evidence, because nothing about them is open yet.

Uchi, the modern Japanese restaurant from Austin chef Tyson Cole, is coming to 2510 West Coast Highway as the brand's first Orange County location and eighth overall. It's going into a new mixed-use building steps from Newport Bay, with residential units built directly above the restaurant space. No opening date has been announced. If you've heard someone say Uchi is open, they're getting ahead of the construction schedule.

Farther down Marine Avenue, past Jasper Coffee, Arc Balboa Island is under construction at 224 Marine Avenue. It's the next project from Noah and Marin von Blom, who run Arc Butcher & Baker and Arc Food & Libations in Costa Mesa, and it's being built as a full-service restaurant with a two-story garden structure, a scale of build-out that stretch of Marine Avenue doesn't typically see. It's targeting a late 2026 opening, which in practice means the last few months of the year, so don't expect it open before winter.

One renovation worth knowing about sits outside the Mile entirely. Mastro's, down the coast at 8112 East Coast Highway, isn't new and isn't part of this cluster, but it's mid-renovation right now, working through a full interior overhaul and a patio enclosure. If you've tried to book it recently and found the dining room feels different, that's why, and it's worth checking ahead before you plan a night around it until the work wraps.

A Different Clock at Fashion Island

Everything above is happening on a corridor where addresses change block by block and news travels by word of mouth before it travels by press release. Fashion Island runs on a slower, more curated schedule, and this year's additions there prove it.

Telefèric Barcelona, the family-owned Spanish restaurant group known for elevated tapas and communal paellas, is coming to Fashion Island later this year. So is Levain Bakery, the New York bakery known nationally for its oversized cookies. Chef De Marchi's Amalfi is also landing there, shifting focus to Neapolitan street food, pizza al taglio, and pasta plates. Three names in one shopping center within the same year is unusual even for Fashion Island, but none of them have opening dates attached yet the way Flecha Cantina does. Think of this trio as calendar items for later in the year rather than this week's dinner plan.

One more worth flagging even though it's further out: Sherman Library & Gardens has a restaurant called Hazeltine's planned for late summer 2027, bringing brunch, lunch, dinner, a full bar, and afternoon tea to the gardens. That's next year's news, but it's the kind of detail worth knowing now so it doesn't surprise you later.

Where This Actually Leaves You

If you want a plan for this weekend rather than a scorecard, here's what to do with all of it. Start on Balboa Island, since everything there is either open or soft-opening: grab a coffee at Jasper, walk Marine Avenue, and get a lobster roll from Luke's before you cross back over the bridge. From there, Nēsos and Kaiya are both fully operational and a short drive apart on the Mile and at Lido House. Save Flecha Cantina for later this month once it's actually serving, and treat Uchi, Arc Balboa Island, and the Fashion Island trio as things to watch rather than things to book.
