Nestled against more than 600 acres of permanently preserved open space, Quail Hill offers a lifestyle that feels distinctly different from the rest of Irvine. Mature trees, winding streets, neighborhood parks, extensive trail systems, and a true sense of community have made Quail Hill one of the city's most sought-after villages.
Developed by the Irvine Company in 2002, Quail Hill was designed around the natural landscape rather than over it. The community takes its name from the prominent rock formation that overlooks the village, and its master plan emphasizes walkability, preserved canyons, and easy access to nature while remaining just minutes from Irvine's major employment centers.

A Community Designed Around Family
Quail Hill has earned a reputation as one of Irvine's most family-oriented neighborhoods. While the homes and amenities are exceptional, it's the community culture that truly sets it apart.
Throughout the year, neighbors gather for HOA events, outdoor concerts, holiday celebrations, movie nights, and seasonal festivities that bring residents together and foster lasting friendships.
For many families, the neighborhood becomes more than just a place to live, it becomes a place where children grow up together.
One of Quail Hill's most cherished traditions is the Quail Hill Barracudas, the community's summer swim team. Started by yours truly here at Swardstrom Group. When our children were growing up in the neighborhood there was no swim team, so we set out to start our own. And it’s still thriving today.
Competing in the Irvine Swim League, the Barracudas bring together children ages 5 to 18 each summer for a season focused on teamwork, sportsmanship, confidence, and fun. Founded by neighborhood parents, the program has become a cornerstone of community life, with practices, meets, and social events creating friendships that often last well beyond the swim season. The team has also produced numerous Junior Olympic swimmers while maintaining a welcoming environment for athletes of all skill levels.
For many residents, summer in Quail Hill is synonymous with early morning practices, Saturday swim meets, neighborhood barbecues, and cheering on the Barracudas. We are proud sponsors of the Quail Hill Barracudas and you’ll find us handing out snow cones after meets on Summer Saturdays.
